The space

Bedrooms:
Discover three light-filled bedrooms, each adorned with quality bed linen. The ground floor features a twin bedroom with direct outdoor access. Upstairs, the master suite boasts a super-king bed and an ensuite shower room, while the third bedroom, convertible from twin to king (upon request), offers a unique window overlooking the dining area.

Bathrooms:
The property features a family bathroom on the ground floor featuring a luxurious bathtub, toilet, sink, and under-sink cabinet. A separate shower room off the utility area, equipped with a heated towel rail, provides a perfect post-water activity refresh. The master suite upstairs enjoys a private ensuite shower room with added comforts like a heated towel rail and under-sink storage.

Living Space:
With loving renovation and careful interior design, the level of detail that as gone into creating this home leaves little to be desired.  As you step through the front door, you’ll enter the open plan kitchen and living space. This wonderfully bright lounge can be located at the rear of the property, with a comfortable sofa and two armchairs, as well as a flat screen Smart TV and a large coffee table, for family board games!  

The lounge also offers views onto the tennis court, flat screen with large double doors leading out to the exterior patio area.

Kitchen and Dining:
The kitchen centres around a gorgeous central island, offering a generous amount of worktop space alongside a large sink and draining board. Fully equipped with a variety of appliances, utensils, and glassware, the kitchen is a chef’s delight. The nearby dining area has a large wooden table, complete with enough seating for all 6 guests. There is also a washing machine and a dryer located in the utility room.

Outside:
Step outside through the lounge’s double doors to a private patio garden, perfect for morning coffees and basking in the summer sun. Explore the vast woodland and water meadow with captivating views of the River Bure and Norfolk Broad’s wildlife. Witness the seasonal beauty of snowdrops, daffodils, and wildflowers. Nature enthusiasts will appreciate occasional sightings of otters, kingfishers, and other river birds. This tranquil property, ideal for garden lovers, even offers access to an on-site tennis court for your enjoyment.

Additional Information

Boathouse Barn is situated very close to the River Bure and although there is an enclosed garden care must be taken to keep children out of danger.

The owners live within the grounds and have two friendly dogs who may come and greet you upon arrival.

Dogs are welcome but must be kept under control and cleared up after at all times. The garden attached to the barn is enclosed for children and dogs.

As long as you have a fishing license, you can fish in the river next to the property during fishing season.

Guests have the option of arranging with the owners to hire canoes and paddle boards.

Location

Set in the Broads National Park, surrounded by nature and woodland, this beautiful riverside property is set in rural paradise. You may find you never feel the urge to leave the grounds!

Beyond the gates however, there is an entire county to explore. The Broads National Park is home to over 125 miles of waterways waiting to be discovered as well as numerous towns and villages each with their own individual quirks and charm. You'll never find yourself short of destinations to set sail for.

Horstead itself is a peaceful village, with the River Bure flowing through the centre which splits with neighbouring village Coltishall. There are several delightful pubs on your doorstep including the very popular Recruiting Sergeant, just a 10-minute walk up the road. You can even paddle down the river to the Rising Sun or over the river to the Norfolk Mead Hotel with its spa and superb restaurant. At the end of the road, you will find an excellent deli, a quality butcher shop, local takeaways, and a charming village mini-supermarket.

The picturesque beaches of East and North Norfolk are only half an hour away - as well as the vibrant market town of Aylsham is only 10 minutes away. The 'capital of the Norfolk Broads', Wroxham is right around the corner (4 miles) and is an ideal spot to hire a boat for the day to explore the peaceful and tranquil nature of one of the most famous attractions in the U.K.

Explore the river at your own pace by arranging with the owners to hire canoes and paddle boards. There are also many footpaths from the property to enjoy!

Norwich City is just 6 miles away, around 15 minutes by car. Also reached by a regular bus route just at the end of the drive. Hoveton & Wroxham station is 5 minutes from the property and has good train connections via Norwich to London or the North.

A 30% deposit is due at the time of booking with the remaining balance payable 4 weeks before your arrival.
