The Space

Bedrooms:
Kingsmere boasts two bedrooms, including one with a plush king-size bed and another with two comfortable single beds which can be converted to another king- size bed upon request. Both bedrooms include their own wall-mounted TVs. After a day of exploration, sink into a restful night’s sleep surrounded by the peaceful ambience of the riverside.

Bathrooms:
Refresh and rejuvenate in the modern family bathroom, featuring a full-size shower cubicle, toilet, and basin. Start your mornings with an invigorating shower before setting off on your adventures.

Living Space:
Relax and unwind in the bright and airy open-plan lounge, adorned with a comfortable sofa, a smart TV, and a selection of board games for entertainment. Throw open the patio doors to reveal stunning views of the river, allowing the tranquil atmosphere to envelop you.

Kitchen and Dining:
Prepare delicious meals in the fully equipped kitchen, complete with an oven, electric hob, and fridge freezer. Enjoy leisurely dining experiences at the spacious dining table, offering seating for all four guests.

Outside:

You must ensure children are under supervision when outside as there is direct access to the water.

Additional Information

The garden has direct access to the river. Children must be supervised at all times when outside.

Guests are welcome to fish from the back of the property at no extra charge, but must have a fishing licence and bring their own rods and fishing equipment.
(Please note : there is a closed season where fishing is not allowed anywhere on the Broads – 15th March to 16th June).

Mooring is also available to guests while staying (mooring is 25ft long by 10ft wide).

We advise guests to bring wellington boots with them during the winter season.
(Large puddles can appear in the car park after heavy rain fall).

The waterside town of Wroxham is approximately 15 minutes drive, and has a vibrant selection of shops such as Roys of Wroxham, as well as plenty of cafe's, restaurants, pubs and more options for day boat hire.

A 30% deposit is due at the time of booking with the remaining balance payable 4 weeks before your arrival.
